Performed heating maintenance on 2023 York heat pump and 2018 Rheem heat pump. Systems are operating properly at this time.
A fall maintenance for a heat pump package unit performed, and excessive growth/ dust/ dust found inside the system. All amp draws are within tolerance, and are as follows. Compressor 5.67 outdoor fan motor 1.09 indoor fan motor .98 Both banks for the heat strips are operating with bank1 20.57 bank2 20.16 suction pressure at 125 psi discharge 350psi dual start assembly giving what it’s rated for at 41.4/5uf single start assembly at 7.9uf. When the crawl space was inspected there was high levels of humidity/ moisture present, and a sealed crawl space is recommended to preserve the integrity of floor joist/ insulation that’s in the crawl space.
During service, tech found unit very low on refrigerant. This indicates a leak. As unit is past 5 year parts warranty and has other mechanical issues, tech recommends unit upgrade.
York 15 seer heatpump system for 2nd floor
Found outdoor fan not ruining upon arrival. Upon further inspection found bad dual start assembly. Found pitted contactor assembly. Found bad heater kit. Found single start assembly reading below manufacture specs. Told customer every time system starts the indoor fan is getting damaged. Gave customer options to make repairs. Customer is going to talk to comfort advisor about replacement
Arrived due to no AC. System is 2018 Rheem heat pump which services the second floor of the home. Today’s diagnostic revealed a clogged primary drain line. Presented findings to homeowner and discussed repair options. Homeowner elected to proceed with clearing of the drain line and signing up for 2 system maintenance membership. Cleared drain with pressurized nitrogen then reconstructed drain to allow for easier clearing. System is operating properly at this time.
