Found system compressor bad upon arrival. Customer needs to replace compressor. Told customer they are running mainly off there electric heat which is raising the power bill. Also found duct system real dirty with black growth that looks like mold. Gave customer options to make repairs and clean out fu t system. Customer has to send to landlord for approval

Refrigerant pressures 2-200/0. 3- 300/90. Dual start assembly 1-28.72/4.9 out of 30/5. 2-35/5 out of 35/5. 3-40/5 out of 40/5. Compressor amps 2-6.8 3-6.4. Outdoor fan amps 2-.9 3-.79. Flame safety system 1-2.5. Ignition system 1-78. Single start assembly 1-6.5/7.5 Found middle floor outdoor txv bad. Will order txv under warranty. Found first floor single start assembly reading below manufacture specs. Told customer every time system starts the blower motor is getting damaged. Also found ignition system going bad. Found contactor assembly contacts pitted. Gave customer options to make repairs. Customer is going to talk to comfort advisor about replacement

Arrived to perform heating system maintenance. System is 2017 ICP heat pump which services the whole home. Performed test/inspection of all heating components along with heating operation. Also tested auxiliary heating and defrost systems. Unit is operating properly at this time however there are some concerns within the system. While performing maintenance I found the contactor assembly failing. Also found the compressor starting amperage high which can reduce the life of the compressor and cause premature failure. Also found the crawl space with high humidity and black mold starting to grow on joists in the crawl space. Provided information to tenant and discussed all repair options. Here the bypass needed an adjustment to operate properly, and a suspected drain freeze happened. The customer stated this has happened before, and parts of the drain are not insulated, along with the drain on the outside of the home.

Here a fall maintenance performed on a 90% furnace, and all values recorded are within manufacturing specifications. The amp draw on the combustion fan is .25 amps indoor fan 1.77 amps flame sensor 4.0 mili volts, and the igniter was recorded at 60 ohms. The heat rise is 44* within specifications. As of now the system is running in normal operation in heat. Renewal of Heroes priority membership

Arrived due to no heat. System is 2014 Rheem heat pump which services the second floor. Upon arrival found system operating in emergency heat. Switched system to normal heat operation. Upon operation heat would run for about 60 seconds then reset. Checked wiring and and thermostat. Also checked outdoor heat pump. Found outdoor control board intermittently operating. Board would reset power at times then run properly. Recommend replacing control board as well as low dual start assembly.

Here two fall maintenance performed, and a couple issues to report. Both systems have growth inside the air handler. Also the crawlspace has insulation that's falling, and causing a high humidity situation. This is causing the system to rust prematurely. Also with the older duct downstairs a duct cleaning is recommended. All amp draws are within tolerance, and upstairs amps are indoor fan 1.37 heat strip 18.07 compressor 4.53 outdoor fan.57 dual start assembly is giving what it's rated for suction pressure 100psi discharge 300psi downstairs indoor fan.88 compressor 4.94 outdoor fan.76 dual start assembly giving what it's rated for suction pressure 105psi discharge 400psi.

Here one duct run was damaged, and replacement of this duct is needed. Also a quote for air balancing was provided, along with indoor air quality products to combat against viruses/ smells/ voc or building materials that emit gasses.

Here the fall maintenance couldn't be completed due to no access to the upstairs air handler. No immediate issues to report on the downstairs system other than the indoor coil having a restriction. While renovations the system was used during heavy sanding, and a cleaning of the coul is warranted. Also the pressures were recorded lower than optimal range. A possible leak may be I. The system. All Amp draws are within tolerance on the downstairs heat pump. Indoor fan .80 amps heat strips bank1 21.13 amps bank2 21.07 amps compressor 4.63 outdoor fan .70,and the single start assembly was found giving what its rated for. Upstairs pressures were optimal compressor amps 7.69 outdoor fan .32 single start assembly is giving what it's rated for at 35.3 uf. Recommendat

Here a two system fall maintenance performed. On the upstairs heat pump a couple issues to report. Excessive growth found within the air handler, and the dual start assembly was found below manufacturing specifications. A uv light/ purifier, and replacement of the dual start assembly is recommended. All Amp draws are within tolerance and are as follows indoor fan 1.51 heat strip Bank 1 17.05 bank 2 17.28 compressor 7.6 outdoor fan .74 amps. Downstairs 80% furnace has values within tolerance with the heat rise found at 35* inside of allowable threshold flame sensor at 6.9 mili volts indoor fan 2.61 amps igniter at 57ohms induce draft fan .23 amps. Both systems are operating in heat as of now.

Here a heat pump fall maintenance performed, and a couple issues to report. Currently the system has growth found inside the airhandler. Pics of growth provided I side the invoice, and the discharge air temperature sensor was found malfunctioning. Aside from these issues all Amp draws are within tolerance, and are as follows if 1.16 outdoor fan 1.13 compressor 6.41 the capacitor is givwhat its rated for 45/7.5 uf Also the heat strips are operating properly with bank one at 22.39 bank2 23.00. The zone system is also operating properly at this time.

Arrived due to no AC. System is 2021 Goodman heat pump with 2014 Goodman air handler. Upon arrival Robin informed me of ongoing issues with the HVAC system including several service calls due to the drain pan being full as well as ceiling damage from condensation. Today I found the secondary drain pan filled with water again. Cleared drain pan and tested drain to ensure proper condensation flow. This was determined to not be the root cause of the issues present. There are areas within the air handler that have no insulation which is going to cause the air handler to sweat. Also found unit door bent which is allowing cold air to mix with warm air and cause condensation build up as well. The secondary drain pan does not fit the whole air handler inside which leaves other areas of the ceiling susceptible to water damage. This also violates code and would not pass city inspection. Drain line is also uninsulated which will allow the drain line to sweat. Provided estimates for repairs. Recom

Maintenance/Tune-Up for Kim’s Rheem Gas Pack unit, First i checked everything on the heat side first, the flame sensor was reading 3.06Ohms indicating that it was in good shape. Everything else checked out great. Then i checked the A/C, first i looked at the coils and they were very clean, then i checked the drain line & it was cleared. All the electrical components were in great condition. The refrigerant levels were normal also, The unit was in great condition!

I conducted a thorough inspection of Yana's furnace and A/C unit. I found that the blower amps on the air handler were just fine, the flame sensor was functioning properly, and i cleared the drain line. i noticed a slight deviation in the delta T, so i checked the filter and noted that it was fairly dirty. Regarding the A/C unit, i found all its components to be in good condition, and the refrigerant pressures were within the system’s range. Yana's HVAC system is operating efficiently and effectively.

Arrived due to no AC. System is 2010 Lennox heat pump which services the whole home. System has 2 zone EWC zoning system. Found primary drain pan unleveled which was causing condensation to back up into system and leak into attic. Also found indoor coil severely rusted. Homeowners had company come out in the previous week to add refrigerant. Informed homeowner of all findings and discussed repair costs along with system retirement options due to the age and condition of the system. Arrived to perform cooling maintenance. System is 2017 Lennox Heat pump which services the whole home. System has 2 zone Honeywell zoning system which allows independent control of the first and second floors of the home. Performed test/inspection of all cooling components along with cooling operation. Also cleaned all coils and cleared drain line. System is operating properly at this time however there are concerns with the system. During maintenance found the contactor assembly failing due to control coil. Also found severe bacterial contamination within the system which is affecting air quality in the home and can cause sickness/allergies. Informed homeowner of findings and discussed solutions to todays findings. Homeowners reflected to sign up for maintenance and will follow up to schedule repairs. Arrived due to no AC. System is 2018 York heat pump which services the whole home. Today’s diagnostic revealed a failed dual start assembly. Removed failed component and installed new dual start assembly and tested system operation. Repairs covered under York 10 year parts and labor agreement. Homeowner elected to sign up for maintenance plan at this time. Office will follow up to schedule first maintenance visit.
