Found upstairs system low on charge. Customer has leak in coil. Also found outdoor compressor not running for downstairs system. Found bad dual start assembly on downstairs system. Also found single start assembly downstairs reading below manufacture specs. Told customer every time system starts the compressor and both indoor and outdoor fans are getting damaged. Replaced both single and dual start assemblies downstairs under warranty. Will order indoor coil for upstairs and return to install

Found system outdoor unit not running. Upon further inspection found bad dual start assembly. Told customer every time system try’s to start the compressor and outdoor fan are both getting damaged. Also found pitted contactor assembly. Found dirty duct system and. No vapor barrier. Gave customer options to make repairs. Customer only wants to replace dual start assembly. Replaced dual start assembly. System cut back on. Checked pressures and system is cooling at is time

Found downstairs system constantly running heat upon further inspection found bad thermostat. Bypassed thermostat to get ac to run. Ac cut on. Found system low on charge. System is leaking at indoor coil. Also found bad heater kit. Gave customer options to make repairs. Comfort advisor will send options for replacement

Flame safety system 1-2.5. Ignition system 1-78. Single start assembly 1-6.5/7.5 Found middle floor outdoor txv bad. Will order txv under warranty. Found first floor single start assembly reading below manufacture specs. Told customer every time system starts the blower motor is getting damaged. Also found ignition system going bad. Found contactor assembly contacts pitted. Gave customer options to make repairs. Customer is going to talk to comfort advisor about replacement
Arrived to perform heating system maintenance. System is 2017 ICP heat pump which services the whole home. Performed test/inspection of all heating components along with heating operation. Also tested auxiliary heating and defrost systems. Unit is operating properly at this time however there are some concerns within the system. While performing maintenance I found the contactor assembly failing. Also found the compressor starting amperage high which can reduce the life of the compressor and cause premature failure. Also found the crawl space with high humidity and black mold starting to grow on joists in the crawl space. Provided information to tenant and discussed all repair options. Here the bypass needed an adjustment to operate properly, and a suspected drain freeze happened. The customer stated this has happened before, and parts of the drain are not insulated, along with the drain on the outside of the home.
Here a fall maintenance performed on a 90% furnace, and all values recorded are within manufacturing specifications. The amp draw on the combustion fan is .25 amps indoor fan 1.77 amps flame sensor 4.0 mili volts, and the igniter was recorded at 60 ohms. The heat rise is 44* within specifications. As of now the system is running in normal operation in heat. Renewal of Heroes priority membership
Arrived due to no heat. System is 2014 Rheem heat pump which services the second floor. Upon arrival found system operating in emergency heat. Switched system to normal heat operation. Upon operation heat would run for about 60 seconds then reset. Checked wiring and and thermostat. Also checked outdoor heat pump. Found outdoor control board intermittently operating. Board would reset power at times then run properly. Recommend replacing control board as well as low dual start assembly.
I feel that the service was very thorough. The gave me suggestions of problems and estimates of services that need to be fixed. I was very impressed with recommendations.
