York 14 seer gas package system and ductwork cleaning and sanitizing for whole house

Arrived to perform heating maintenance. System is 2007 Trane gas pack which services the whole home. Performed inspection/test of all heating components along with heating operation. Also cleaned flame safety and burner area. During maintenance I found several issues with the gas pack. Loud noise which was causing the heat to intermittently work is a failing combustion removal system. Components are severely rusted and falling apart. Also found a failing flame safety sensor as well as ignition system. Lastly found the heat exchanger severely rusted and in danger of breaching which would allow carbon monoxide to enter the home. Informed homeowners of all findings and discussed repair costs along with system retirement investment options. Homeowners elected to meet rich project manager to further discuss system retirement. I kicked on the heat and made sure everything was working properly & everything checked out to be in great condition. The A/C was cooling efficiently, all the components were in good condition. The compressor was sweaty i recommended to change the filter,

I checked the flame sensor, and it recorded a reading of 1.2 microamps. This result indicates that the sensor is operating within the expected range and is effectively detecting the presence of a flame. The amperage of the blower motor was well within the acceptable range, indicating that it is functioning efficiently and providing the necessary air circulation for the system. also inspected the air conditioning. The Refrigerant pressures were within the normal range, the system is cooling effectively. Additionally, I examined the electrical components associated with the air conditioning unit, and they all appeared to be in excellent condition.

Arrived to perform 2 system cooling maintenance. Systems are 2022 Coleman heat pump which services the second floor and 2019 Rheem heat pump package unit which services the first floor of the home. Performed inspection/test of all cooling components along with cooling operation. Also cleared drain lines for proper condensation flow and cleaned coils. Found both systems operating at manufacturer’s specifications at this time. Recommend installing surge protection to protect the systems from the upcoming storm season. Arrived due to continued issues with upstairs system. Homeowner had someone come out and replace thermostat however they removed thermostat and put old one back on the wall. Old thermostat is still flashing due to intermittent issues therefore resets call for AC on second floor. Thermostat will have to be replaced before any further troubleshooting as this is known issue.

Arrived to perform 2 system cooling maintenance. Systems are (2) 2018 Lennox AC/Furnaces which service the first and second floors independently. Performed test/inspection of all cooling components along with the cooling operation. Also cleaned all coils and cleared drain lines. Systems are operating properly at this time however there are some components in danger of failing within the system. I found the dual start assembly as well as the contactor assembly for the second floor system operating outside of manufacturer’s specifications. These components will cause eventual system failure if not replaced. Also discussed other preventative options with the homeowner such as surge protection for the upcoming storm season as well as a compressor saver to extended the life span of the compressors. Tech found SS-3 switch tripped on arrival. Tech cleared drain pan and ensured primary drain cleared properly. Refrigerant pressures are normal. Unit is functioning properly at this time.

Arrived due to issues with second floor AC. Diagnostic revealed a faulty thermostat. Homeowner stated she will change thermostat herself.

Found upstairs drain pan full of water and drain line clogged. Customer outside line is covered with strings. Told customer need to call landscaper to clear area so drain line can be exposed and drain properly. Cleared drain pan and drain line. System is now cooling.

Arrived due to no AC. System is 2018 Rheem heat pump which services the second floor of the home. Upon arrival found secondary drain pan filled with condensation due to primary drain line being clogged. Cleared water from pan as well as clearing the drain line to ensure proper condensation flow.
