Found system combustion system bad. Also found heat exchanger extremely rusted. Told customer we have to shut heat off because I’m 95% sure it’s a crack in the heat exchanger but I’m unable to get to it because the gas line is in the way and is extremely rusted to where you can’t pop it open. Found duct system dirty also. Gave customer options to make Repairs customer is talking to comfort advisor about replacement

Found system with no gas going into system. Found gas locked out. Told customer they need to get gas cut on first. Also found both single and dual start assemblies reading below manufacture specs. Told customer every time system starts the blower motor compressor and outdoor fan are getting damaged. Also found pitted contactor assembly. Gave customer options to make repairs. Customer said he is going to get gas cut on first.

Preformed complete system tune up on both upstairs and downstairs systems. Checked duct systems for leaks. Found Vapor barrier tore in crawl space. Told customer they need new vapor barrier. Dual start assembly 1-44.7/5 out of 45/5. 2-50/4.6 out of 50/5. Customer is talking to comfort advisor about Vapor barrier replacement

Did full system tune up. Found contactor assembly pitted. Also found no surge protection on system. Gave customer options to make repairs. Customer wants to wait to make repairs

Did tune up on both updates and downstairs system with garage mini split. Found upstairs system low on charge. Customer has a leak in indoor coil. Also found bad door switch on upstairs system. Also found upstairs thermostat going bad. Found corroded downstairs outdoor coil from dog pee. Gave customer options to make repairs. Customer is going to talk to comfort advisor about replacement

Here a two fall maintenance performed on two furnaces, and a couple issues to report. Biological growth is starting upstairs in the evaporator case, and a uv light will be recommended. Also dust is present inside the system. The combustion fan is close to over amperage, due to age of the system. The heat exchanger has rust spots but no breaches found at this time. All other amp draws are within tolerance, and are as follows indoor fan 1.91 flame sensor 4.1 igniter 24.7 ohms single start assembly within tolerance at 6.0uf heat rise at 55* within manufacturing specifications downstairs heat rise at 49* combustion1.19 indoor fan 1.26 flame sensor 4.8 mili volts igniter 54.7 ohms. As of now both systems are running in heat.

Arrived to perform heating maintenance. System is 2019 Trane heat pump with Aprilaire zoning system. Performed test/inspection of all heating components along with heating operation. Also tested refrigerant pressures and defrost operation. System is operating at manufacturer’s specifications at this time. During the maintenance I did find the indoor air handler with biological contamination which is affecting air quality in the home as well as can lead to premature breakdowns of the HVAC system. Vapor barrier for Crawlspace

Arrived to perform heating maintenance. System is 2020 Rheem Furnace/AC which services the whole home. Performed inspection/test of all heating components along with heating operation. Also cleaned burners and flame safety system. System is operating at manufacturer’s specifications at this time. Recommended installing air purification system to assist with air quality in the home. Arrived to perform heating maintenance. System is 2013 Carrier heat pump which services the whole home. System has 2 zone Honeywell zoning system which allows independent control of the first and second floors. Performed inspection/test of all heating components and heating operation. System is operating properly at this time however there are areas of concern within the systems. Found in the indoor heat transfer coil severely rusted and at danger of developing a refrigerant leak. Performed complimentary electronic leak search and did not find and leaks at this time. Also found the system with no secondary water safety switch as well as the air movement controls warm to the touch which indicates motors and overheating and can possibly fail. Informed homeowner of all findings and discussed repair costs along with system retirement options due to the age and condition of the system. Homeowner elected to install water safety switch at this time. Installed water safety switch successfully.

Arrived to perform heating maintenance. System is 2021 Coleman heat pump which services the whole home. Performed test/inspection of all heating components along with heating operation. Also checked filters and ducting. System is operating at manufacturers specifications at this time. Recommended installing surge protection due to upcoming storm season as well as replacing vapor barrier due to to current vapor barrier being severely deteriorated.

Came for a maintenance call, the heating checked out great. I got a complaint on how the downstairs wasn’t cooling properly, so i checked the levels and it needed some freon, i added some and the upstairs cooled down like normal and cycled off. The downstairs unit was still blowing warm air and not cooling effectively. The last thing i was left to think was the house has insufficient insulation and has air leaks

Maintenance on Bill's HVAC system, I found that everything on the air handler was in good condition, the outside unit's pressures were within normal ranges, and all the electrical components were functioning correctly.
