Cleared drain lines. Cleaned outdoor coils. Checked refrigerant pressures 1-230/105 2-250/140 3-unable. Checked compressor amps 1-5.6 2-4.9 3-unable. Checked outdoor fan amps 1-.78 2-.89 3-unable checked dual start assembly 1-30/4.9 2-35/5 3-40/4.9. Found 3rd floor outdoor exhaust fan motor and blade bad. Gave customer options to make repairs. Customer wants to talk to comfort advisor about replacement
Preformed complete system tune up on all 3 systems. Checked complete duct system for leaks. Found upstairs system with not return boxes for return duct runs. Also found middle floor system with no return box for run. Checked all safeties Checked drain pan conditions. Combustion system amps 1-.32 2-.36 3-.3 Blower motor amps 1-2.7 2-1.6 3-2.3 Flame safety system 4.4 2-3.9 3-4 Ignition system 1-55 2-68 3-49 Single start assembly 1-7.5/7.5 2-7.5/7.5 2-15.3/15 Dual start assembly 1-30/5 out of 30/5 2-35.29/5 out of 35/5 3-38.5/7.5 out of 40/5. Found 3rd floor dual start assembly melted at the time. Customer needs to replace dual start assembly. Found no suction insulation on all 3 floors. Gave customer options to make repairs.
Here a fall maintenance performed on a heat pump, and a couple issues to report. The single start assembly for the indoor fan is below the 5% rating, and the dual start assembly for the heat pump is below 5% rating. Also the contactor in the heat pump is pitted, and recommendations will be given for these components. The indoor coil was found severely rusted, and in the near future this may cause issues with the refrigerant level. All amp draws are within tolerance, and are as follows indoor fan 2.99 heat strips bank1 22.51 bank2 22.71 single start assembly 20uf giving 14.4uf compressor 8.67 outdoor fan 1.03 dual start assembly 70/10uf giving 66.9/ 8.8 suction pressure 105psi discharge 355psi. Inside the air handler excessive growth found, and a uv light is recommended.
Found system drain line clogged. Also found drain pan cracked. Found bad ceiling saver switches. Also found contactor assembly pitted. Found duct system dirty. Gave customer options and customer only wants to get drain line cleared. Cleared drain line and system is draining normal.
Found upstairs system dual start assembly almost completely out. Told customer every time system starts the compressor is getting damaged. Also found downstairs system low on charge. Customer has leak in coil. Gave customer options to make repairs. Customer only wants to make upstairs repair. Replaced dual start assembly. Checked system pressures and system is cooling normal at this time
