Costumer called due to clogged drain line said this was the second time we have cleared in the last two weeks I told them if it happened again we would need to send out the install crew to shoot nitrogen through the line.

Found upstairs system low on r22 charge. Customer has a leak in coil. Also found single start assembly reading below manufacture specs. Told customer every time system starts the blower motor is getting damaged. Also found contactor assembly pitted. Found outdoor coils dirty. Found growth in duct system. Gave customer options to make repairs. Customer has to talk it over with husband
Found system outdoor unit not running. Upon further inspection found outdoor ambient temperature sensor bad. Will replace sensor under warranty and will return to install.
Checked complete system. Blower motor amps 1.34. Heater kit 11amps. No single start assembly. Checked all safety switches and duct work for leaks. Checked r410a refrigerant pressures 325/100. Compressor amps 11.3. Outdoor fan amps .72. Dual start assembly 44.5/5 out of 45/5. Found no surge protection. Customer said he rents the building. System is operating normal
Here a fall maintenance performed on a heat pump, and as of now has no issues with mechanical components. All amp draws are within tolerance, and are as follows. Indoor fan motor .82 heat strip bank1 17.88 bank2 17.81 compressor 4.44 outdoor fan motor .60 the dual start assembly is giving what it’s rated for at 35.2/5 uf suction pressure at 115psi discharge 380psi. Recommended a P-Mac filter to keep the system free of dust, and dirt.

Performed maintenance on a Rheen Gas package unit to ensure optimal performance and prepare it for the upcoming colder months. The following tasks were completed: 1. Checked the blower motor amps, which read 1.398. 2. Cleared a clogged drain line obstructed by algae and water. 3. Thoroughly cleaned the dirty coils to improve efficiency. 4. Assessed the A/C system, confirming normal refrigerant levels. 5. Evaluated the dual start assembly, noting that it's currently in good condition but may require replacement in the next summer. Upon inspection, the unit was found to be in good shape, and it is now ready to efficiently handle the demands of the upcoming winter season.
Arrived to perform 2 system heating maintenance. Systems are 2021 Coleman heat pump which services the second floor of the home and 2018 Goodman heat pump package system which services the first floor of the home. Performed inspection/test of all heating components along with heating operations for both systems. During maintenance of the second floor system I found the compressor with high starting amperage which could damage/cause the compressor to fail. System is heating properly at this time. During maintenance of the first floor system I found several issues. The dual start assembly is failing as well as the voltage distribution system being pitted from arching. Also found the compressor with high starting amperage. Lastly found the indoor air movement blower with severe bacterial contamination which is adversely affecting the air quality in the home. Arrived due to continued issues with AC system after major repairs. Today’s diagnostic revealed a failed air movement control for the second floor. Control was stuck in the closed position which would not allow airflow to the second floor. This would result in the AC still freezing over when first floor thermostat satisfied temperature demand. Replaced second floor air movement control as a courtesy however I recommend replacing the first floor air movement control as these components are the same age and tend to fail closely together. Found system frozen. Customer has a restriction in coil and meatering device. Also found water in drain pan. Customer has a clogged drain line. Also customer has no safety drain line switch. Also noticed customer has no thermostat whip. Will return to make repairs
