Checked through 2021 rheem gas pack everything looks good on both heat and ac duct condition is dirty recommend to get cleaned asap. Costumer wants me to give a call back after they discuss with daughter.
Found upstairs system compressor going bad. Also found heater kit coil on contractor assembly going bad. Found contactor assembly contacts pitted on the outside. Also did leak search on indoor coil leaking.
Checked full system. Found system high voltage fuses blowed. Replaced fuses. Found system low on charge. Customer has a leak in coil. Also found contactor pitted. Found dual at start assembly reading below manufacture specs. Told customer every time system starts the compressor is getting damaged.
Checked over full system for both up and down stairs. The motor in the outdoor unit for the upstairs HVAC system needs to be replaced as the AMP draws were fluctuating between stable and spiking up high, that indicates that the motor is running weak
Preformed full system tune up. Chceked blower amps 2.4. Chceked all safeties. Checks dual start assembly 35/5. Chceked refrigerant pressures 200/105. Checked compressor amps 6.9. Checked outdoor fan amps 1.2.
Performed heating maintenance on 2021 York gas pack. System is operating at manufacturers specifications at this time. Homeowner elected to proceed with duct cleaning. Will have office schedule cleaning. Collected 50% deposit, Remaining balance due at the completion of job.
Vapor barrier and dehumidifier
Here a two system fall maintenance performed, and both systems are functioning properly in heat. Dust is present in the existing duct, and growth found inside the downstairs system. Products will be recommended to rectify these issues. Also the crawl space needs sealing to ensure the system last the longest it can without rusting over time. Upstairs system has amp draw’s that are within manufacturing specifications, and downstairs as well. Both pressures are at the optimal levels.
Maintenance (1 system: Carrier)2006 (model/serial # was faded away) Fall Tune Up: Checked the heat first, got the blower motor amps and it checked out fine. Checked the drain line to see if there was any blockage, it was clear. Temperature rise was within the systems range. Lastly, i checked for any mold or growth within the system and found that everything was fairly clean. Then turned the A/C unit(R-22) on, let the system run for a few minutes and then checked the pressures, they was normal and all the components were in good condition not showing any signs of weakness. Overall, There was no issues with the system i made sure the owner knew that and the system was in good condition.
Tech performed preventative maintenance. Unit is functioning properly at this time.
